Design and construction of a 4 Star Green Star self-storage facility for Storage King on a 3,200 square metres site in Pymble.

The facility also includes a new retail space with offices, meeting room, storerooms, kitchenette and accessible amenities.

The project is a design and construct includes alterations and additions to an existing building, which currently comprises a three-storey office and warehouse / distribution centre.

Level 2 of the office building is tenanted. This required Next to sequence works to enable the business to remain operational during construction.

The scope of works involved part demolition of the existing building, retention of the existing warehouse structure and slab as well as the addition of two new levels.

Next extended the footprint of the building to create a new part three level and part six levels structure to accommodate self-storage units of various configurations and size. All internal levels were reconfigured and new floor plates inserted within the building envelope.

Next also undertook the design and installation of major electrical, hydraulic and mechanical services for the project. The internal fitout will involve installation of high quality finishes to meet acoustic and fire ratings.

External works included construction of heavy-duty hardstands for car parking and access for B-Double and forklift vehicles, security fencing and gates as well as general landscaping.
